How is the property accessed?

From the private estate driveway.

What is the nearest railway station and how far away is it?

Hungerford is 9.8 miles, Newbury is 14.3 miles and Didcot is 14.5 miles away

Is there car parking for guests?

Yes there are several car parking spaces adjacent to the property. And also plenty of space for Horse Boxes

What type of heating does the property have?

There is radiator central heating and underfloor heating

What are the kitchen facilities?

The kitchen is fully equipped with all plates, cutlery, fridge etc.
There is also an electric cooker, dishwasher, washing machine and microwave. There is a freezer that can be accessed please ask on arrival.

What are the bathroom facilities?

There are three bathrooms; two en-suite and one shared. There is an additional wc.

Is there a garden or outside space?

There is a garden patio area (not enclosed) and an outdoor dining table and chairs.

Are there any other properties in close proximity?

Yes, the property is link-detached and the stud owner lives on-site. This will not affect your privacy and also means people are always on site to help with any issues.

Booking and Payment

Do I pay a deposit?

Yes, to hold your booking you will need to pay 20% non-refundable deposit of the full stay price to us. Then a month before the start of your stay the balance will be required.

How can I pay?

All payments are taken via Holiday Cottages

How do I pick up the key?

Please call Grace on 07770 877543 on arrival and she, or a colleague will show you into the property.

How can I cancel or change my booking?

If you wish to cancel or change your booking, please contact us on 01488 638243

What if I arrive late?

Please let us know if you are going to arrive  late so we can discuss access with you.

Can I arrange a late check out?

Yes, please discuss with us and we will try to accommodate this.

Staying at Swallows Nest

Is Swallows Nest only available as self-catering accommodation?

Yes, We do not offer bed and breakfast.

Do you provide catering?

Catering is only provided for meetings & daily events.

Can I bring my horse?

Yes, we offer horses welcome holidays. Please visit the horses welcome page here. And see FAQ’s about horses below.

Insured if I break something?

We do not carry insurance for breakages. However we appreciate that accidents do sometimes happen. If you have a breakage during your stay, please let us know and if appropriate we reserve the right to invoice you accordingly.

Is Swallows Nest suitable for children?

Yes, however this is a working stud and farm and therefore we do advise that children are accompanied by adults when outside the area of the property.

Is Swallows Nest accessible for people with disabilities or limited mobility?

Swallows Nest was built to modern building regulations and there is a ground floor bedroom with en-suite.  The property does also have access to a wet room via the link in kitchen and this facility can be used please do just call to discuss this.

Can I get married at Swallows Nest?

Unfortunately no, but we are a perfect venue for the bridal party, hen party or honeymoon party. We also are a recommended guest house for Lains Barn in Wantage a superb wedding venue.

Can I hold a big party in a Swallows Nest?

No. There are other people and animals in close proximity to the house and this may disturb them, you may invite an additional two guests to visit you during your stay, however, they must not stay overnight. This is very important because our fire regulations specifically note the maximum number of people in any one building. Should this condition be ignored we shall make a retrospective charge per person per day (whether or not they stay overnight) for each guest over the permitted limit, the charge being pro-rated on the total cost of your booking.

Will there be sockets for my electrical appliances?

Yes, we have standard electricity sockets for UK appliances. If you are coming from outside the UK, you will need to bring your own adaptor plug(s).

Facilities

Is the kitchen and bathrooms fitted to modern standard?

Yes, our kitchen and bathrooms are equipped to a high and modern standard.

Is linen provided?

Yes, the property is fully equipped with sheets and towels. All the beds are fully made up for your arrival.

Will there be mobile reception?

Yes, mobile coverage varies but most are received here.

Is there WiFi in your building?

Yes, we provide a free WiFi code for your arrival, but please be aware we are situated in a rural location and this does affect the speed of our internet through no fault of our own!

What should I bring with me? Are there lavatory rolls, soap, shampoo, milk, teabags, coffee, hairdryer?

A welcome tray with tea, coffee and sugar awaits your arrival and you will find a pint of milk in the fridge. We also provide lavatory rolls and a bar of soap, per basin but no other toiletries. We do not provide hairdryers.

Horse Holidays FAQ’s

Can I bring my horse with me?

Yes, we are the perfect location for horse Holidays and are BHS Horse holiday approved

How many horses can I bring with me?

We can stable up to eight visiting horses here at any one time. Perfect if you wish to get a group of friends together for a trip.

Are there hacks and routes nearby?

Yes, we can give you a map of tried and tested routes from here. There is also access to The Ridgeway via our estate tracks. We can also arrange for you to have accompanied rides as well.

Is grazing available?

Yes, however, this may be dependant on time of year and paddocks available, it is always best to call us and we will always try to accommodate this.

What facilities are available?

While here you can use the horse walker, lunge pen and outdoor arena please just contact us to discuss.

Do I need to bring any horse documentation?

We do ask that you bring your up to date horses passport with you (showing proof of all jabs) and also a copy of your public liability insurance (eg. part of your horse insurance or can be taken out with BHS).

We would also ask that you bring proof that worming has taken place and up to date. This is a working yard and is for the protection of all horses.

Are lessons available?

Yes, individual or group lessons can be arranged with one of our qualified BHS Instructors at an additional charge, dependant on availability.

Is there secure parking for Horse boxes and trailers?

We have plenty of parking in the yard for cars and boxes. The outside areas are monitored by CCTV but we cannot take responsibilty for any privately owned vehicles on site.

Is there a secure tack room?

No, all tack must be kept in your horsebox, we do not provide storage.
