Yes, to hold your booking you will need to pay 20% non-refundable deposit of the full stay price to us. Then a month before the start of your stay the balance will be required.

We do not carry insurance for breakages. However we appreciate that accidents do sometimes happen. If you have a breakage during your stay, please let us know and if appropriate we reserve the right to invoice you accordingly.

Swallows Nest was built to modern building regulations and there is a ground floor bedroom with en-suite. The property does also have access to a wet room via the link in kitchen and this facility can be used please do just call to discuss this.
Unfortunately no, but we are a perfect venue for the bridal party, hen party or honeymoon party. We also are a recommended guest house for Lains Barn in Wantage a suburb wedding venue.
No, There are other people and animals in close proximity to the house and this may disturb them, however, you may invite an additional two guests to visit you during your stay, however they must not stay overnight. This is very important because our fire regulations specifically note the maximum number of people in any one building. Should this condition be ignored we shall make a retrospective charge per person per day (whether or not they stay overnight) for each guest over the permitted limit, the charge being pro-rated on the total cost of your booking.
Yes, we have standard electricity sockets for UK appliances. If you are coming from outside the UK, you will need to bring your own adaptor plug(s).

We can stable up to eight visiting horses here at any one time. Perfect if you wish to get a group of friends together for a trip.
Yes, we can give you a map of tried and tested routes from here. There is also access to The Ridgeway via our estate tracks. We can also arrange for you to have accompanied rides as well
Yes, however, this may be dependant on time of year and paddocks available, it is always best to call us and we will always try to accommodate this.
While here you can use the horse walker, lunge pen and outdoor arena please just contact us to discuss.
We do ask that you bring your up to date horses passport with you (showing proof of all jabs) and also a copy of your public liability insurance (eg. part of your horse insurance or can be taken out with BHS).
We would also ask that you bring proof that worming has taken place and up to date. This is a working yard and is for the protection of all horses.
Yes, individual or group lessons can be arrange with one of our qualified BHS Instructor at an additional charge.
We have plenty of parking in the yard for cars and boxes. The outside areas are monitored by CCTV but we cannot take responsibilty for any privately owned vehicles on site.
